Short answer: Most Calgary residential lots went back to the zoning they had before August 2024. The exceptions are lots that already had an approved development permit, building permit or subdivision under R-CG, R-G or H-GO, lots with one of those applications in before the bylaw's first reading, and lots the owner rezoned on their own application after 6 August 2024.

The timeline

DateWhat happened
May 2024Council approves citywide rezoning
6 August 2024Citywide rezoning takes effect
8 April 2026Council votes to repeal it
4 August 2026The repeal takes effect

What reverted

The City restored the low-density residential districts that existed before 2024 and put affected lots back into the district they had then. For most owners, that means the lot is again what it was when they bought, or before the 2024 change.

Which lots kept their zoning

  • Lots with a development permit, building permit or subdivision approved under R-CG, R-G or H-GO before the change took effect.
  • Lots with one of those applications submitted before the bylaw's first reading.
  • Lots rezoned on the owner's own application after 6 August 2024.

Council also changed the rules inside the R-CG district itself, so even a lot that is still R-CG may not allow what it did in 2025.

What it means if you own an older home

If you were told last year that your lot could take rowhouses, check again. What a builder will pay depends on what they can build, and for many lots that is now less than it was. It can still be worth more than the house, it just has to be priced on today's zoning. Check your property's zoning here.

What it means if you build

Confirm the current district before you offer, and don't rely on last year's listing remarks. Applications received before 4 August 2026 are processed under the zoning in place when they came in.
